Preparing Your Torch Lake Home for Winter: Roof Checklist

Winter hits northern Michigan hard. Torch Lake and Antrim County average 100+ inches of snow annually, with temperatures that can stay below freezing for weeks. Your roof needs to be ready.

Here's a fall checklist to prepare your Torch Lake home — especially important if it's a seasonal property that will sit unattended through the winter months.

Fall Roof Inspection Checklist

1. Inspect Shingles for Damage

Walk around your home and visually inspect the roof from the ground (binoculars help). Look for:

Missing or loose shingles
Curling or buckling shingles
Cracked or broken shingles
Exposed nail heads
Shingle granules in gutters (sign of wear)

Any damage should be repaired before winter. Small problems become big problems under snow load and freeze-thaw cycles.

2. Clean Gutters and Downspouts

This is critical in northern Michigan. Clogged gutters cause ice dams. Clean all leaves, twigs, and debris from:

Gutters along all roof edges
Downspouts (flush with water to confirm flow)
Gutter screens if installed
Splash blocks and drainage extensions

For Torch Lake homes with significant tree cover, plan to clean gutters in early November after leaves have fallen but before heavy snow.

3. Check Flashing

Flashing seals the gaps around chimneys, vents, skylights, and roof transitions. Inspect for:

Rust or corrosion
Separation from roofing or walls
Missing caulk or sealant
Visible gaps

Flashing failures are one of the most common sources of winter leaks.

4. Examine Vents and Penetrations

Roof vents, plumbing stacks, and exhaust fans penetrate your roof and can be leak points. Verify:

Vent boots/collars are intact (not cracked or dried out)
Screening is in place (keeps critters out)
No visible gaps around penetrations

Rubber vent boots dry out over time and should be replaced periodically.

5. Look for Signs of Previous Ice Dams

Ice dams form when heat escapes through the roof, melting snow that refreezes at the cold eaves. Signs of ice dam history include:

Water stains on interior ceilings or walls near exterior walls
Damaged or inconsistent shingles along eaves
Peeling paint on soffits
Sagging gutters

If you have ice dam history, address the root cause (insulation and ventilation) before winter.

6. Check Attic Insulation and Ventilation

Proper attic insulation and ventilation prevent ice dams by keeping the roof cold. Check:

Insulation depth (R-49 or higher recommended for northern Michigan)
Insulation gaps or thin spots
Clear soffit vents (not blocked by insulation)
Ridge vent or other exhaust ventilation
Signs of moisture, frost, or mold in attic

If you can't access your attic or aren't sure what to look for, schedule a professional inspection.

7. Trim Overhanging Branches

Heavy snow and ice bring down branches. Trim any branches:

Directly overhanging the roof
Within reach of the roof if they fall
Touching or rubbing against roofing materials

This prevents both winter storm damage and reduces debris accumulation.

Special Considerations for Seasonal Homes

If your Torch Lake home will be unoccupied through winter:

Heating: Keep the heat on at a minimum level (55°F) to prevent pipe freezing and reduce moisture problems. If you turn heat off completely, have the plumbing winterized.

Water intrusion monitoring: Consider smart water leak sensors that alert you remotely if water is detected.

Have a local contact: Arrange for someone — neighbor, property manager, or caretaker — to check on the property periodically, especially after major storms.

Schedule spring inspection: Plan to have the roof inspected when you return in spring. Winter damage may not be visible until snow melts.
